Property tax statements are mailed annually by the end of May.  If you do not receive the tax statement by mid-June, please contact 250-495-6515 or finance1@osoyoos.ca.  Property taxes are due the first business day in July. This year, they are due July 2, 2026 by 4:00 pm.

How to Sign up for ebilling for property taxes

10% penalty if not paid or grant not claimed by the due date. Postmarks are not accepted as proof of payment date.

Properties whose taxes have not been paid for 3 years are subject to tax sale.

Our Tax Certificates are conveniently available online through:

  • myLTSA Enterprise: If you have an account, log in and from the main menu, select Service Providers and Order Tax Certificates.  For more information about myLTSA or to become a customer, visit www.ltsa.ca.

  • APIC:  If you prefer to pay for the tax certificate by credit card, please visit www.apicanada.com to open an account and order your Tax Certificate.

Parcel Tax

Parcel taxes are local government taxes charged based on the parcel itself, rather than the assessed value of the property. This means parcel taxes are separate from property taxes which are calculated using the assessed value of your home or land.

A parcel tax may be charged based on:

  • a flat rate per parcel (unit) 

  • the size (area) of the parcel

  • the linear frontage of the parcel

A parcel is a defined piece of land, such as a registered lot or folio listed on the property assessment roll.
For example, a residential lot and the home located on it are typically considered one parcel

Parcel taxes are generally used to help pay for the capital costs of specific local services and infrastructure, such as water, sewer, or drainage systems. The are often charged alongside a user fee.

For example:

  • the parcel tax helps cover fixed infrastructure costs, such as building and maintaining water lines

  • the user fee covers ongoing operating costs, such as water usage charges or meter fees

Parcel taxes cannot be used to recover general administration costs.
